Technically yes, we're your master tenant and we host guests. Practically, no, this is nothing like what most landlords picture. Some of our corporate and insurance guests are booked through platforms like Airbnb or VRBO because their employer or insurance carrier handles payment and booking that way. The platform is not the point. What matters is who the guest is, how they got to us, and who's responsible for the home while they're in it. Every guest comes through an insurance carrier, a licensed staffing agency, or a corporate employer. Every guest signs our guest agreement and is qualified before they get a key. Minimum stays are 30 nights, and most run 1 to 9 months depending on guest type. While they're staying, our team is the one cleaning, maintaining, and checking on the home. Guests are displaced families or professionals on assignment, not vacationers. That's the real difference.

Yes. Every month, regardless of occupancy. Our lease obligates us to pay you on the first whether the home is full or empty. Vacancy is our problem to solve, not yours to worry about.

We do. We have our own local cleaning and maintenance team. You won't get calls from tenants. You won't get invoices from handymen. You hear from us when it's time for a turnover walkthrough, and only then if you want to be there. The one exception is anything major or structural, a burst pipe, roof damage, HVAC failure, storm or tree damage, anything that affects the home itself. We call you the same day, walk you through what happened, and coordinate with you on the repair. Day to day wear and tear is on us. The home is yours, so anything that touches the home itself, you hear about right away.

We collect a security deposit from every guest. We carry our own dedicated short term rental insurance policy. Any damage gets repaired before our next walkthrough, using our team and our money. You shouldn't even notice it happened.

At every turnover between guests. We'll invite you. You're the owner and we think you should see it. Many of our landlords come out once or twice a year. Some come to every turnover. Both are fine.

Most of our landlords renew. If either side doesn't, we return the home to you in the same or better condition than we received it, professionally cleaned and with any wear addressed. Our two owned homes are the reference standard we hold ourselves to.
